1. What States Do You Lend In?

We lend nationwide.

2. What Loan Products Do Private Capital Investors Specialize In?

We specialize in multi-family, office, warehouse, retail, owner and non-owner single-family homes, construction, and much more.

3. What Is Your Typical Loan Structure?

We offer non-amortizing balloon loans that mature within 12-36 months, as well as fixed loans ranging from 3 to 10 years.

4. Do You Demand Prepayment Penalties?

Typically NO, but it will depend on how complex the deal is and how much time the deal requires.

5. Can the borrower hold title in a Corporation or LLC?

Our investor prefers to lend on a corporate entity, and we will also require a personal guarantee by the principals, as well as we will review the corporate by-laws and operating agreements.

6. Do you lend to owner-occupier properties?

YES, we lend on owner and non-owners properties.

7. Will you take a 2nd lien position on a loan?

We can do 2nd liens but only if the LTV are very low.

YES. We always look at what the exit strategy will be so we know our loans will be paid off by the maturity date.

9. Do you offer new construction financing?

Yes. We offer construction loans for commercial as well as residential loans.

10. Do you determine the value of the property solely by using an appraisal?

No. In most cases, for our non-permanent loans, we require a 90-120 day disposition value as well as a BPO. For our permanent loans, we will use the full-appraised value of the property.

11. Is Private Capital Investors a direct lender?

No, we are placement advisors with over 25 years in the business. We also have direct correspondent relationships with some of the largest Life Insurance companies, CMBS, Banks, Hedge Funds, Pension Funds, as well as high net worth private investors.

12. How soon can I expect funding from PCI?

Typically, within 7-10 days after the required documentation has been received.

13. How soon can I expect a term sheet from PCI?

Within 24 hours if the submission is complete.
