Ranch Loans are offered in a variety of formats to meet the varied requirements of the ranching sector.

Compare lenders

Private Capital Investors or a bank or Farm Credit for a ranch loan?

Large ranch deals often outgrow standard agricultural limits or move faster than a bank will.

When Choose us

The ranch loan is larger than what an association or bank will hold.

A ranch is being sold quickly or at auction.

The property has value a bank underwrites conservatively.

A maturing loan needs to be refinanced.

Look at a bank, Farm Credit or FSA when

The loan is below our minimum.

You have a long timeline and an existing lender.

You are financing cattle or equipment only.

You want a long-term patronage relationship.

Underwriting

How we underwrite a ranch?

Ranch value depends on more than acreage. These factors shape the loan.

Acreage and carrying capacity

How much stock the land can support, its grazing and hay potential, and current use.

Water and improvements

Wells, ponds, water rights, fencing, barns and any residence.

Title, access and minerals

Legal access, easements, and whether mineral and surface rights are together.

Borrower and exit

Credit of 680 or higher, entity structure, and how the loan will be repaid or refinanced.

Ranch loan FAQs

What is a ranch loan?

A ranch loan is financing secured by ranch real estate, used to buy a working or recreational ranch, expand with adjacent land, or refinance existing debt. Lenders weigh the land, its water, its improvements and the borrower’s plan.

What is the minimum loan for a ranch?

Our ranch loans start at $1M. Smaller ranch purchases are usually better served by a Farm Credit association, bank, or USDA program.

Can I refinance a ranch I already own?

Yes. We offer rate-and-term and cash-out refinancing on ranch property, secured by the real estate.

How fast can you close?

Funding can take as few as 14 days, depending on how quickly the appraisal, title, and other reports are completed and on the complexity of the deal.

Do you finance the cattle?

We lends against real estate. We finance the ranch land and improvements, and we do not offer livestock-only or equipment-only loans. Where a deal includes working capital, it can be structured against the property.

What do I need to apply?
  • Ranch address, acreage and current use
  • Purchase contract or existing loan statement
  • Water, improvement and mineral-rights details
  • Entity documents and ownership details
  • Credit information (minimum score 680)

An appraisal, title report and environmental review are typically ordered during underwriting.
